Greenspire Properties LLC is an active purchaser of a variety of commercial, income producing properties with locations ranging from southeast Wisconsin to southwest Michigan, with most of our activity in located around Chicago and its collar counties.

Greenspire looks for properties that are well-located and will consider purchase of properties that would be considered “core” holdings, essentially fully leased properties, as well as “value added” properties that may have some physical work needed or some level of releasing.

Our primary property types include:

• Rental apartments
• Retail centers
• Industrial
• Medical office
• Mixed-use
  (preferably some combination of apartments and retail or office)
• Self-storage
• General office

Deal size normally ranges from $2.0 million to $10.0 million, but may be outside of that range depending upon the property.

In addition to income properties, Greenspire is also looking to purchase properties from sellers that are in work-out situations with their lenders, or from lenders who have taken back properties from distressed borrowers.  In these situations, Greenspire will also consider properties such as:

• Incomplete developments, whether commercial or residential, including condos and townhomes
• Promissory notes and mortgages held by lenders
• Land development and construction properties, preferably residential or industrial
